Contrary to media hype concerning foreclosures, real estate is very localized.  At different points in time market segments start to emerge, while other market segments decline.  There are emerging markets that will make smart investors new millionaires.  I have dedicated the next 24 months for myself, my partners, and my students on the acquisition of portfolio properties.

 One of the chief concerns for beginning investors is knowing when and how to start building the real estate portfolio. I have helped my students with unique strategies to capitalize on these opportunities, and I would like to share with you how. Through proper analysis and economical rehab strategies, I can help my students purchase cash flowing properties.

As a professional mortgage banker with over 7 years experience, I have also been trained how to purchase foreclosure properties, REOs, Commercial Real Estate nationwide. If you are just starting your real estate investing career, I would like to talk to you about my coaching program.

Schedule of Work:
The Coach will give fundamental training on the purchase of three properties for portfolio development. This includes: REO, Foreclosures, Location Analysis, Property Analysis, Rental Analysis, Financing Options, and Exit Strategies. In addition, the Coach will teach nothing down strategies for controlling property in a down market, which includes: Lease Purchase Options, Land Contracts, and Foreclosures strategies.
Schedule of Pay:
Client agrees to pay Coach a total of $10,000.00 for six month coaching program. The first $2500.00 is a non-refundable down payment. The remainder $7500 is payable in 3 installments upon closing of three investment properties. On property number one the Client will pay Coach $2500.00 through the title company on the HUD-1, and will repeat the process on property two and three. If Client does not purchase the (3) three properties, the Coach does not get paid. Since the Coach desires payment in full, Coach will teach Client everything needed to purchase three investment properties.

Session Day/Time:
You and your coach will schedule your coaching sessions for a specific day and time. To reschedule a session, you must contact your coach with your request at least 24 hours in advance. If you do not receive a confirmation, your coach is unavailable at the time you requested. You will be charged for missed sessions unless you have made previous arrangements with your coach.
Call Procedure:
You will call your coach at the prearranged number on the day and time scheduled. You are responsible for all telephone-related charges. Please be prompt for your call. The allotted time begins at the time you scheduled your call. If you call in late or if you put your Coach on hold, this time will be counted as part of your allotted time.
Initial Term:
The initial term of this agreement is for six months. This agreement may be extended on a month-to-month basis following the initial six months by mutual agreement of both parties.
Ending Your Coaching Relationship:
If you, or your coach, discover that your coaching relationship is unsatisfactory, we urge you to select another coach from our team. We are committed to your success. If you elect to end your coaching relationship, you may cancel this agreement any time after the first six months. Cancellations must be in writing and faxed to 877-434-8285. Satisfaction Guarantee:
Home Investor 123, Inc. provides the highest quality of coaching available and guarantees your satisfaction. If for any reason during the first 30 days of your contract, our coaching program does not reach your expectations, we will gladly cancel the remainder of the coaching. After the first 30 days, you are obligated to fulfill your commitment to try and purchase three properties.  Client agrees to give testimony of the (3) purchases made under the Coaching Program. Coach will pay Client $500.00 for referrals that pay $2500.00 down payment for Coaching.
Confidentiality:
Conversations between you and your Coach are confidential. Home Investor 123, Inc. coaches do not share information about their Clients unless specifically directed to do so by the client or if Home Investor 123, Inc. has been subpoenaed by a court of law.  Home Investor 123, Inc. coaches may, however, reference what clients have learned or are experiencing without identifying the client(s) by name.
Nature of Relationship:
The coaching relationship is not to be construed as psychological counseling or as therapy. Because you decide which actions you are willing to complete, coaching results cannot be guaranteed. You are entering into a coaching relationship with the understanding that you are responsible for your results. You also agree to hold the Coach and Home Investor 123, Inc. free of all liability and responsibility for any actions or results for adverse situations created as a direct, or indirect, result of working with Home Investor 123, Inc.
